Real estate: Results of 2023 and perspectives for 2024

On December 13, a joint meeting of the Real Estate Committee of the Association of European Businesses and the Construction and the Real Estate Committee of the Russian-German Chamber of Commerce, dedicated to the results of the industry development in 2023 and forecasts for the coming year, was held.


The meeting was moderated by the chairmen of the committees Anton Alexeev, EPAM Law Offices, and Kamil Karibov, ADVANT Beiten.

Speakers of the event - top experts of the industry companies - presented their vision of the market development for certain segments, based on the latest statistics on vacancy figures, rental rates and sales prices, as well as on the most significant deals.

Ivan Sokolov from NF Group spoke on the impressive year-end results achieved in the office segment. The expert outlined the key market indicators for 2023, traced the dynamics of changes in the demand structure (growth in the share of manufacturing companies, banks and financial organizations, construction and architectural companies), and noted the differences in supply and demand by Moscow districts (between key business districts and remote locations).

Tatyana Divina, Commonwealth Partnership, in her speech illustrated the connection between new consumer behavior patterns developed over the last few years, changes in the list of major operators in the Russian retail market with current requirements to the format and content of shopping centers. The expert offered scenarios of commercial real estate market development for 2024-2025, indicating the main economic and socio-cultural factors that will affect these processes.

The analytical review of the preliminary year-end results for the warehouse segment of the market was presented by Marina Volkova, Nikoliers. The speaker provided information on key market indicators, on the dynamics of vacancy level and volume, demand and rental rates for Moscow, St. Petersburg and other Russian regions, mentioned the continuing trend of online retailers' expansion and pointed out the main factors that can help outline warehousing market perspectives.

Anton Kalin, Kadeon Development, member of the AEB Council of National Representation, shared his experience and forecasts on the industrial construction market. The expert spoke about the key trends he observes in practice, the distribution of industrial construction volume by regions and noted the main risks associated with working and investing in this segment.

Rafail Gaynatullin from the National Association of Office Operators and Co-working Centers explained the peculiarities of the flexible office market, noted its increased adaptability to socio-economic environment and noted the demand for such offices among corporate clients as a trend. In his presentation, the expert gave examples of the most successful design solutions for such premises. At the end of the event, Rafail conducted a tour of the co-working center for the guests of the event.
