The AEB is pleased to invite you to participate in the webinar organised by the AEB Real Estate Committee, titled “LANDLORD VS TENANT IN THE REALITIES OF COVID-19”.

The webinar will be held on May 12, 2020 from 15:00 pm to 16:30 pm.

COVID-19 affects different industries in different ways with a primary impact on office market including landlords and tenants. The purpose of our event is to provide a brief overview of the current and possible future challenges and opportunities for tenants and landlords - with a focus on commercial leases in the context of recent developments.

During the webinar we will discuss the following issues:

1. How to build a relationship with a landlord during and after a pandemic?
  • New reality created by COVID pandemic.
  • New legislation aimed at the tenants' protection (Law N98-FZ). How can a tenant use it in its own favor?
  • The RF Civil Code lease provisions (s.4 of art.614 of the RF Civil Code and/or others). How can they help the tenant?
  • Force-majeure provision (s.3 of art.410 of the RF Civil Code). When and how is it reasonable to apply it?
  • Art.451 of the RF Civil Code on substantial change of circumstances. When and how is it reasonable to apply it?

2. Rent from the state: new opportunities during the pandemic
  • What state support measures are applicable?
  • Who is eligible for state support?
  • Am I eligible for state support if I am not an SME?
