Great changes in property transactions in new reality

On May 12, within the framework of the series of anti-crisis webinars of the AEB, the Real Estate Committee held an online event on the specifics of concluding transactions in new realities.


The webinar was moderated by the Committee Chair Tatiana Kovalenko.


The last two and a half months have brought many changes and innovations for business in Russia, including in the field of construction and real estate. Olga Uryupinskaya, Senior Project Consultant at Dentons, talked on the news of the legislative regulation of the industry, as well as of the support measures for the construction industry and the shared construction. The expert considered the changes in the regulation of land relations, in the implementation of urban planning, and innovations relating to SPICs (in terms of requirements for the project indicators, the standard form of the contract, the opportunities for changing the terms or termination of a SPIC).

Mariana Kabakova and Nikita Shabalin, lawyers of DLA Piper Rus, addressed one of the recent “hot topics” - regulation of relationships with representatives from "unfriendly" countries - from the perspective of real estate deals.

The experts reviewed the new restrictions, as well as the regulations they are introduced by, including the latest regulatory innovations published on the eve of the webinar. The speakers told which persons are subject to restrictions on the transactions (and what difficulties there are with justifying the classification of certain persons as falling under restrictions), what attributes define such transactions – and which types of deals are excluded from the restrictions, what is the procedure for obtaining a permit for the transaction, how to conduct bank payments on it and also what consequences can be faced in case of violation of the requirement to obtain the permit.

As usual, at the end of the webinar, the audience had the opportunity to ask the speakers their questions.
